Three projects were announced in the western part of the capital region during the first two weeks of August. Investment figures were disclosed for two of them: EGP 94 billion and EGP 5 billion, EGP 99 billion in total. The sites are in New Zayed and 6th of October.
On 3 August PRE Group announced the development of 380 acres in New Zayed, roughly 154 hectares. Investment is put at EGP 94 billion, with target sales of EGP 147 billion. The scheme includes residential, administrative and commercial space along with serviced apartments. The first phase is promised within four years of the official launch. The company's land bank exceeds 12 million square metres.
IGI Developments and Kulture Developments have signed an agreement on a joint project worth EGP 5 billion. The main site is Waslet Dahshour in 6th of October, while the second part of the partnership is the Patterns project in New Cairo's Fifth Settlement. Construction on the western site begins in November 2026, with operations due to start in the third quarter of 2029. Payments run through escrow accounts at Suez Canal Bank.
On 17 August Life Gate Developments launched Sky Gate, its first project in Egypt, next to MSA University in 6th of October. The format is mixed: commercial and medical space together with operator-managed hotel units. The investment figure has not been disclosed.
For buyers these announcements point to sharper competition for demand in the west of the city over the next few years. While new phases are under construction, developers usually keep payment plans softer than on completed stock. The timelines, however, are long: first phases fall due in 2029 and 2030, so a project is worth judging by the developer's record and by what it has already delivered.
The price gap between the western and eastern sides is currently small: a metre in Sheikh Zayed costs around EGP 51,100, in 6th of October EGP 44,700 and in New Cairo EGP 44,400.
